• Enjoy this discussion on Building Airbnb Business with Ethan Cooke who is crushing the Bay Area with Airbnb Rental Arbitrage.

Ethan Cooke runs a fast-growing business managing AirBnB units on behalf of homeowners in San Mateo County and San Francisco. He started his business in December 2017, and has been adding a unit a month to build cash flow and create freedom in his schedule. His business model is twofold: He rents units directly from the homeowner and then furnishes and re-rents them on AirBnB and other furnished rental platforms, and he partners with the owner to “Co-host” their property, managing it end-to-end for a fee. He focuses on 30+ day rentals for business travelers.

More about Ethan: After working in corporate Human Resources for 20 years and buying 2 investment properties in San Francisco, Ethan realized that his buy and hold strategy was great for long-term wealth-building, but not for cash flow. In late 2017, while doing a lot of research on BiggerPockets.com, he came across a community of “rental arbitrageurs” including Al Williamson and J. Martin. Ethan attended a real estate conference where he learned the basics of rental arbitrage, and decided launch a business using his experience as a landlord and part-time AirBnB host.

Today, Ethan manages 8 full-time units and does part-time HR consulting. He lives with his wife and 2 daughters in San Francisco and holds an MBA from UC Davis and a BA from Vassar College. In his free time he likes to travel, swim outdoors, hike and bike. He can be reached at efcooke@comcast.net, on Biggerpockets.com or on LinkedIn.com.
