<p><span style="color: #000000;">My new book real estate investing book, &#8220;Cash Flow Now&#8221; is expected to be published by May 20, 2012.  I capture a number of income streams that are possible when investing in real estate.  My favorite long-term investment is to simply buy and hold single family homes and enjoy the positive monthly cash flow.  The question is, how can you buy and hold investment real estate without needing cash, credit or a bank mortgage?  One solution is to establish funding lines and joint venture with self-directed IRA&#8217;s accounts.  This joint venture works great for the account holder and for the active real estate investor.  <span style="text-decoration: underline;"><strong>Both parties in this investment make great returns.</strong></span></span></p>

<p><span style="color: #000000;">The <strong>self-directed IRA</strong> is perfect for a savvy investor who wants to make his/her own investments outside of the traditional stocks, bonds and mutual funds because it offers the account holder many alternate investment options.</span></p>
<p><span style="color: #000000;">Everyone knows that real estate is on-sale across America and that plenty of fantastic deals are available in all markets and in all asset classes. The good news is that with a self-directed IRA it is easy to invest in real estate. Even better news is that a self-directed IRA can be passively invested into real estate without the account holder needing to deal with any tenants or toilets.</span></p>
<h2><span style="color: #000000;">Joint Venture Investing</span></h2>
<p><span style="color: #000000;"><strong>Joint Venture IRA Investing</strong> in real estate works extremely well when a self-directed IRA account works directly with a real estate catalyst. The real estate catalyst is an experienced investor who does all of the work and the self-directed IRA funds the investment and shares the upside return on investment. Both parties in the transaction are critical to the overall success and return on investment.</span></p>
<p><span style="color: #000000;">The <strong>Real Estate Catalyst</strong> will identify the real estate opportunity, negotiate the price and complete the acquisition using the funds from the self-directed IRA. Once the acquisition is completed, the real estate Catalyst will then be responsible for managing construction and renovations, if required. Once the renovation is complete the Catalyst is responsible for managing the property, along with all the tenants and everything that goes along with property management. Essentially the Catalyst does all of the work and is the active member of the joint venture. The Self-directed IRA infuses the capital by funding the venture, but remains completely passive and does no work.</span></p>
<h2><span style="color: #000000;">Discounted Real Estate</span></h2>
<p><span style="color: #000000;">In today’s real estate market a good Catalyst should be able to find and acquire houses at a <strong>40% discount price point</strong>. What that means is that the purchase price and all the necessary repairs together will not exceed sixty percent of the value of the house. Here is an example:</span></p>
<p><span style="color: #000000;">Purchase price of house: $50,000</span><br />
<span style="color: #000000;"> Necessary repairs to house: $10,000</span><br />
<span style="color: #000000;"> Value of house after repairs: $100,000</span></p>
<p><span style="color: #000000;">The total investment is $60,000 and the house is worth $100,000 which equates to a 40 percent discount on the overall value. Looking at it the other way, the $60,000 investment has $40,000 of built in equity upon purchase of this property.</span></p>
<h2><span style="color: #000000;">Monthly Income Stream</span></h2>
<p><span style="color: #000000;">In my market here in Richmond, VA, a house like this one will be a typical 3 bedroom, 2 bath house in a county suburb working class neighborhood. This house in Richmond will rent for $900 per month creating a nice <strong>Monthly Income Stream</strong> for the joint venture investment. The primary on-going expenses associated with holding real estate are taxes and insurance. In Richmond, the taxes and insurance combined will be about $150 per month for the house in this example which leaves $750 net for the on-going monthly income stream for the joint venture.</span></p>
<p><span style="color: #000000;">The $60,000 investment has now been used to pick up $40,000 of gross equity and a $750 monthly income stream. I hope you are wondering how this gets applied back to the members of the joint venture because the answer is that the Self-Directed IRA and Real Estate Catalyst come to terms. For the sake of simplicity, let’s assume that the two joint venture members agree to a 50/50 split in this venture.</span></p>
<p><span style="color: #000000;">With a 50/50 split, the $750 monthly income stream is split so that both members receive $375 each month; along with this monthly dividend style income stream both members will also share the upside equity at some point in the future.</span></p>
<h2><span style="color: #000000;">Overall Earnings</span></h2>
<p><span style="color: #000000;">Let’s make one last assumption to show how the ultimate return can be easily calculated for both members of this joint venture. Let’s assume that both members hold onto this investment property for five years and then sell it for $100,000 which is today’s value of the house. What did both members earn on this joint venture?</span></p>
<p><span style="color: #000000;"><strong>SELF-DIRECTED IRA EARNINGS</strong></span><br />
<span style="color: #000000;"> $375 per month for 60 months: $22,500</span><br />
<span style="color: #000000;"> Upside equity split of the total $40,000: $20,000</span><br />
<span style="color: #000000;"> Total return over the five years: $42,500</span><br />
<span style="color: #000000;"> Total investment made: $60,000</span><br />
<span style="color: #000000;"> Annualized return on investment: 14.16%</span></p>
<p><span style="color: #000000;"><strong>REAL ESTATE CATALYST</strong></span><br />
<span style="color: #000000;"> $375 per month for 60 months: $22,500</span><br />
<span style="color: #000000;"> Upside equity split of the total $40,000: $20,000</span><br />
<span style="color: #000000;"> Total return over the five years: $42,500</span><br />
<span style="color: #000000;"> Total investment made: $0</span><br />
<span style="color: #000000;"> Annualized return on investment: Infinite</span></p>
<p><span style="color: #000000;">This is an example of a <strong>win-win transaction</strong> for an IRA that can joint venture with a sharp real estate catalyst. The real estate catalyst can invest without needing a traditional bank mortgage to buy real estate and will earn $42,500 which is an infinite return since he/she made no capital investment. The IRA invested $60,000 and received dividend type earnings of $42,500 which is an annualized return of 14.16%.</span></p>
<p><span style="color: #000000;">With pressures coming from foreign countries and overall market volatility, a self-directed IRA is the perfect vehicle for capitalizing in today’s real estate opportunities. The key is to joint venture with the right catalyst who can do all of the work while keeping your investment safe and returns high.</span></p>

<p><span style="color: #ff0000;"><strong>Wait Jim, did you say Pinterest?  Really?</strong></span>  Isn&#8217;t that a site for girls to pin their future wedding plans and favorite fashion statements?  I would agree that Pinterest got it&#8217;s start in those markets, but it has quickly taken off and expanded into business.  My daughter Melisa told me about Pinterest several months back and she recommended I start to use it and she was right on!  Pinterest is on a ridiculously fast growth pattern right now with millions of pins and users being added all the time.</p>

<p><span style="color: #000000;">People involved with the real estate world have suddenly taken a liking to Pinterest.  The site, combined with the sales oriented nature of the real estate industry, lends itself to allowing an agent or investor to show off the housing they have on display for sale or rent. Those who are in the market for a new home can easily visit Pinterest and look at the house, profiles and even their own interests.</span></p>
<p>The real key to Pinterest is driving traffic to your site with the links you can create on each individual pin.  <span style="color: #000000;">Real estate investors and agents can use Pinterest to drive traffic to their sites, where they keep important information concerning their residential listings and contact information.  If you are already in the Pinterest universe, please stop by and follow my boards, like some of my pins and I will do the same in return.<br />

<h3> <strong>How to start using Pinterest</strong></h3>
<p><span style="color: #000000;">To begin, you&#8217;re going to want to set up a Pinterest account. As of May 2012, Pinterest requires new users to request an invite via Pinterest or through referrals. After receiving an invite, Pinterest makes it simple to set up your profile. Those in real estate should fill out as much information necessary to inform prospective clients of your trade. <strong>Don&#8217;t forget to provide a link to your web site and your social media contacts.  If you are ready to set up in Pinterest and need an invitation, just leave your name and email in the comments below this blog post and I will personally invite you!</strong></span></p>
<p><span style="color: #000000;">Pinterest&#8217;s streamlined photo boards can help showcase an exterior and interior of a home. Using bright and clear photos of a listed home attracts Pinterest users to your listing&#8217;s board. You can share photos via pages called boards, where you can pin, or add, photos. At the top of Pinterest&#8217;s toolbar, click Add to create a new board. Choose Add A Board to immediately pick a category&#8211;you&#8217;re going to want to choose a category related to real estate&#8211;and name your board and click create.</span></p>
<p><span style="color: #000000;">Pinning photos of particular interesting activities, landmarks and even the neighborhood in your market potentially helps attract prospective buyers. Use good keywords, such as titling your generic photo tags with the name of your city, to help others find your photos along with highly searchable hash tags (like Twitter) can allow other users to find you.  For example, you may want to use this hash tag on a house for sale in my area: #HomeForSaleRichmond.<br />

Take a look at my Pinterest at www.pinterest.com   and you will see that I have boards for inspiration, motivation, humor/funny but all things relate back to real estate for me.  It&#8217;s also a good idea to pin other users photos to make your boards more well rounded. You&#8217;ll even draw traffic to your boards this way.</span></p>

When you pin or repin you have the option of sharing that pin on Facebook or twitter.  If you want to spread your message, take advantage of this pinterest option.  As a social networking site, using Pinterest is a great way to get prospective buyers feel more comfortable with real estate. Don&#8217;t shy away from creating your own personalized pinboards as well on a variety of topics.</span></p>

<p><span style="color: #000000;">The ease of using Pinterest  to share interesting photographs has made it the fastest growing social networking and media related site within the past year.  </span></p>
<p><span style="color: #000000;">Using Pinterest in real estate promotion is a trend that will continue for a long time.  Pictures are very powerfull and connecting with potential buyers, sellers and tenants on-line in a social media setting is a FREE and EASY way to shout your message to thousands of people.  I am getting hits to my main websites from pinterest every day.  I have been shocked to see the Pinterest hits to my sites exceed the other social networks such as Twitter and Facebook.<br />

<p>If you had to answer that question, what would your answer be?  BOTH, is what I would guess most of you would say! The question is fundamental to your investing model.  Many people start off wholesaling and flipping houses retail and never make the transition from transactional income streams into long-term wealth building and residual income streams.</p>
<p>When I fist left corporate America I had to immediately replace my income from my <strong>JOB</strong>, so I began wholesaling and that allowed me to leave the corporate life.</p>

<p>This picture is a visual of the difference between transactional income and residual income and wealth building so I wanted to share this story.  I was driving through Church Hill in Richmond with my daughter Melisa the other day and she said &#8220;Dad!  I can&#8217;t believe those big dogs are on the porch roof of that house.&#8221;  I pulled over to take a look and realized she was right, there were big dogs on the roof.  I then explained to her that I use to own that house, for exactly one day.  You see, I sold it wholesale to a good friend of mine.  Who got what in this deal?  Well, I am sure I received an assignment type wholesale fee for selling it to my friend.  Let&#8217;s say it was $4,000, though I have no idea to be honest.  What did my friend receive?</p>
<p>He got the house, which is a nice real estate asset.  What else did he get?</p>
<p>He got some instant equity because I am sure I sold it pretty reasonably priced.  What else did he get?</p>
<p><span style="color: #ff0000;"><strong>CASH FLOW! </strong></span> Right, for 4 years he has been renting this house out and receiving positive rental cash flow.  So who got the best deal?  I got the one time assignment fee for wholesaling it and he received long term cash flow every month, equity and ALL the tax benefits associated with owning real estate.</p>

<p><span style="color: #000000;"><strong>My new book, &#8220;Cash Flow Now: How to Create Multiple Streams Of Real Estate Income&#8221; should be published in early May.</strong>  As we move towards publishing I want to highlight the various income streams in video format using a teaching format with power point.  The first one I have completed is titled &#8220;What is wholesaling?&#8221;  Wholesaling houses is making a strong comeback as foreclosures and REOs are becoming harder to get due to multiple offers, owner occupied only wait periods and the Fannie Mae flips where they update houses with paint and carpeting.</span></p>

<p><span style="color: #000000;"><strong>A lot of people still get stuck on trying to understand what it means to wholesale a house and how the transaction between a motivated seller and an investor buyers works. </strong> Check out the video and consider sharing it, leaving comments, etc.  Wholesaling is what led me out of Corporate America and into real estate full time.  I became a high volume wholesaler and wholesaled over 100 houses in a year.  It is a lot of work to wholesale hundreds of houses lol.  Wholesaling is a tool in your toolbox that can put some cash in your pocket so I hope you enjoy!  The video will provide a foundation for wholesaling, if you want more information you will definitely want to read Chapter 5 in my new book and continue your journey to understanding wholesaling.</span></p>

<p><span style="color: #000000;">Have you heard the news?  <strong>Mobile marketing is exploding.</strong>  It is  highly effective, easy to use and a great way to connect with potential customers and clients in the real estate business.</span></p>

<p><span style="color: #000000;">There are a lot of things that can be done with regards to mobile marketing including developing specific apps.  However, I want to focus on marketing that is guerrilla style, essentially free and also very effective.  What part of mobile marketing could that be?  Yes, QR Codes.</span></p>
<p><span style="color: #000000;">If you are not using <strong>QR codes</strong>, ask yourself why not?  It is likely that you are not using them because you do not quite understand how to use them.  I will get you past your FEAR FACTOR and you will be integrating them into your marketing very soon. Wait Jim, did you say QR Code?  What the heck is a QR Code?  QR stands for Quick Response, think of it as a bar code on steroids and you will have a visual to remember.  It is technically a two dimensional matrix style bar code and was invented by Toyota in the 1990&#8242;s.  The key to the QR codes is the scanner, just like bar codes are useless without a scanner.  Any thoughts on how many QR code scanners are in use?  Every smart phone has the option to download a QR code scanner in the form of a free and simple app.  They work super easy, right through the camera function on a smart phone.  The user simply points the phone camera towards a QR code and the smart phone will scan the code and take the user to destination as specified by the code.</span></p>
<p><span style="color: #000000;">Now that you understand what a QR Code is and how to read one, how can it be used for buying, selling and renting real estate?  Simply stated, it connects you to your customers through a smart phone mobile device and the possibilities are endless.  <strong>Here are some to consider:</strong></span></p>
<p><span style="color: #000000;"><strong>1.  Property flyers:</strong>   A property flyer is a highly effective marketing method when selling or renting houses.  Typically a flyer will include a picture or two and some basic house information.  If the reader wants more information on the house, they typically need to call the owner or Realtor to get that information.  However, you could easily add a QR code to the flyer that will take the user to a website or a YouTube video for more information.  This works especially well if the flyers are sitting in the front yard in a flyer type box and a potential buyer drives up to the house to check it out.  The person looking at the home, can scan the code on the flyer and be taken directly to your website or your YouTube video.  I like to have a separate QR code for both my YouTube video and my website.  This allows the interested people to instantly see the inside of my houses, right on their smart phones.</span></p>
<p><span style="color: #000000;"><strong>2.  Signs &#8211; For Sale and For Rent:</strong>  For sale and for rent signs are an essential element in real estate marketing.  A QR code can added directly onto your sign and when the user scans your code, they can be right onto your website to see everything you have to offer.  This will take a &#8220;ride by&#8221; potential buyer and create an opportunity where you can give them more information instantly, right on their smart phone.  You could send them directly to your YouTube video which would instantly show them the inside of the house.  </span></p>
<p><span style="color: #000000;"><strong>Open House Signs: </strong> Usually a few days prior to an open house, the Agent or Home Owner will place signs with the information.  Why not include the QR code that takes the user to a short video or your website to instantly connect them to your property and entice them to come see your house?</span></p>
<p><span style="color: #000000;"><strong>3.  Business cards: </strong> Most business cards are just boring.  A QR code can add curiosity to the equation and lead people back to you in an alternate and fresh way.  Consider uploading a short video to YouTube and then create a QR code that takes the user directly to your Video.  In the video you can give them additional information, thank them for watching and entice them to continue to build a relationship with you.</span></p>
<p><span style="color: #000000;"><strong>4. Direct mail: </strong> Many real estate wholesalers, investors and agents love to send direct mail campaigns.  What if you could create a short video specific to the geographic location you are mailing to.  Something that started like this, &#8220;Thank you for clicking through to this video.  We love working in Mountain Road area of Glen Allen, VA and we would love to work with you&#8230;&#8221;  You could then track the effectiveness of your mail campaign by monitoring how many people watched the video, called you, etc.</span></p>
<p><span style="color: #000000;">I hope that expanded your mind enough to see that the mobile marketing opportunities in real estate really are endless.  Get your creative juices flowing and you will surely find many more ways to use a QR Code.  Now you may be wondering how you can continue this journey and develop your own QR Code.  It is easier than you think to generate the actual QR Code.  Here is how I do it.</span></p>
<p><span style="color: #000000;">1.  Go to:  QRstuff.com at <a href="http://www.qrstuff.com"><span style="color: #ff0000;">http://www.qrstuff.com</span></a></span></p>
<p><span style="color: #000000;">2.  Choose your data type.  This is the type of site you plan to send your user.  If your sending them to a YouTube video, then choose YouTube.  If a website, then choose that option.</span></p>
<p><span style="color: #000000;">3.  Type in your destination URL into the content box.</span></p>
<p><span style="color: #000000;">4.  Choose your color</span></p>
<p><span style="color: #000000;">5.  Generate your code by choosing output type.  I like to use the download option, then save it to my computer and insert it into my marketing.</span></p>
<p><span style="color: #000000;">That is it!  </span></p>
<p><span style="color: #000000;">Are those 5 steps hard?  No.</span></p>
<p><span style="color: #000000;">Did that cost a lot of money?  No, it is FREE</span></p>
<p><span style="color: #000000;">Did it take a long time?  No, you can generate a code in 30 seconds!</span></p>
<p><span style="color: #000000;">Is it effective?  Yes!  Just remember to put a note next to your marketing to let the users know they can get a free scanner app on their mobile phone and instantly connect with you.</span></p>

<p><span style="color: #000000;">Back before the Bubble burst wide open from all the toxic loans we experienced a regular dose of multiple offers.  The sharp Realtors began to use escalation clauses on their offers that would escalate their clients price if the seller received multiple offers on a house.  Remember those days?  Guess what?</span></p>
<p>&nbsp;</p>
<p><span style="color: #000000;">To some degree those days are returning.  This is especially true when buying foreclosures in 2012.  This past week I have been helping my daughter Melisa get her next two houses under contract.  One of the ones we like a lot had 17 offers on the house.  We got the word from the asset manager that they needed our Highest and Best.  At least 3 other houses I put offers on this past week all had multiples as well, all between 3 and 7 offers.  Fortunately, for my daughter Melisa, she came back as the highest out of the 17 offers on her house.  It is a house that was damaged after the hurricane last summer.  I suspect the home owners took the insurance check and moved onto greener pastures, leaving behind the storm damage for the bank to deal with.  I have seen this happen a number of times since our last hurricane.</span></p>
<p><span style="color: #000000;">What caused this surge in demand?  First, foreclosures activity appears to have slowed down a little bit.  Second, investor activity has significantly picked up.  The combination has reduced some of the distressed inventory levels.  We are seeing a surge of investors coming back into the market right now.  These are people that have been on the sidelines since the bubble burst.  </span></p>
<p><span style="color: #000000;">This phenomena is not only on distressed inventory though.  We are seeing increased showings and faster sales on flips including several this year that had multiple offers.  In my last posting I showed the picture of the ice cold pool with a diver jumping in.  Ask yourself, what FEAR is holding you back from jumping into the real estate market in 2012?   For some it is buying without cash or credit, others is lack of experience, some it is finding the right people for their team.</span></p>

<p><span style="color: #000000;">If you have visited our main site at <a href="http://www.investingnownetwork.com"><span style="color: #ff0000;">http://www.investingnownetwork.com</span></a> over the past couple days you realize we exceeded our bandwidth.</span></p>
<p><span style="color: #000000;">Like me, you may wonder how that happened.  Apparently we had a large spike in visitors to our site that drover us over our server limit.  This was a good problem to have as a lot of people came to the site, but it was a bit of a challenge for me to switch hosting to a larger server capacity and get it up and running again.  The good news is it all set now.  <strong>I want to thank you for your patience while this change over occurred over the past couple days.</strong></span></p>
<p>A lot of the spike in traffic came from Pinterest.  I have been experimenting with Pinterest lately to see how it can be used for real estate investors.  I will post a blog on it sometime in the near future.  If you are in Pinterest, then please connect with me.  I have made this site Pinterest friendly.  <strong>As an easy way to connect in Pinterest, I ask that you pin this picture below as it tells the story of today&#8217;s real estate market.</strong></p>

<p>So many people are starting to dive back into real estate this year.  Why?  The market may appear &#8220;COLD&#8221; to the media, but those of us that active on the street investors know that the water is VERY WARM right now.  That is why people like Warren Buffett and Donald Trump are advising people to buy houses and investment real estate.  It is why foreign investors are returning to the market as well.  If you are on the diving board and afraid to jump in, then you may want to invest in yourself a bit more and you should do that right now.</p>
<p><strong>During our recent Flipping Houses Mastermind we discussed FEAR.</strong>  Some are afraid of not being able to get bank mortgages, others are afraid of buying the wrong house, others are afraid of Bad Contractors&#8230;  My point is that everyone is afraid of something.  The nice thing about a mastermind group is the synergy created and success builds upon success as <strong>fears are Relieved!</strong>  The market for selling houses is the strongest that I have seen in recent years.  If you are on the diving board but afraid to jump because the water <em>APPEARS</em> frigid and cold, you may want to consider joining our mastermind groups.  Follow this link and complete the short contact form at the bottom of the page.</p>
